For leisure and community projects to be successful, they must cater for the functional needs of the users as well as providing an enjoyable environment. It is essential that they have sufficient appeal to compete with shopping malls, restaurants, cinemas and other leisure attractions.
We believe that whatever the size of the project – whether a large multi-court sports centre or a small community hall – this objective can only be achieved by close involvement with the potential users throughout the process.
We have designed many leisure projects for public and private clients both locally and nationally; we are fully informed of the current guidelines suggested by Sport England and other National Associations, who encourage quality, designs that:

At Funnell Design, we understand that a home should not only be attractive visually but equally it must be practical and versatile.
We have considerable expertise in designing high-quality housing for both individual commissions and purpose-built urban housing developments.
Each scheme has to be individually designed to harmonise with its locality. We take great care to ensure appropriate detailing and the right choice of materials to blend with the surrounding buildings.
An integral part of the process is close working with the local planning authorities to ensure their requirements are met at each stage and the project progresses without unnecessary delays.
We have a good record of maintaining the balance between clients’ demands and planners’ requirements for a wide range of residential projects.
We have recent experience of providing social housing, barn and mill conversions as well as multi unit developer schemes but much of our current residential portfolio includes commissions for individual homeowners, many have been located in rural areas, including projects in Areas of Outstanding Natural Beauty and Conservation Areas, as well as sea front locations, village, town and city neighbourhoods.

We have been lucky enough to work on some high profile retail design projects which look at total store development, design and implementation across a range of retail estates from acquisition reviews, to initial feasibility study, to planning, detailed design, and the project management of the building and fit out works. At Funnell Design, thanks to our attention to detail we ensure that everything is created to the standard that our customers expect and deserve.
Working with Alphega since 2003 we have worked with Somerfield, The Cooperative Group, Spar, The Southern Cooperative, Casual Dining Group, Steinhoff and most recently Chipotle.
We have worked with Steinhoff since 2016 providing building surveying services for their Benson for Beds and Harvey’s retail.
The Cooperative Group
We have worked with the Cooperative Group since 2009 on retail and fuel sites. This included a programme of site acquisitions and new store developments. Between 2014 and 2016 this resulted in the delivery of over 90 new stores, the majority of these have required differing levels of construction work. We also assisted in expansion and alteration of a number of existing stores. To date we have undertaken a variety of professional services on over 210 sites. These have included:
- Pre-acquisition surveys and presentations including 3D imagery
- Schedule of Dilapidations
- Due diligence reports
- Measured surveys
- Feasibility studies on over 200 sites, many with budget costings
- Over 140 planning submissions
- Detailed design
The Southern Cooperative
Since 2016 we have worked with The Southern Cooperative on a variety of opportunities ranging from retail units, housing, petrol filling stations and End of Life Service units providing both architectural and surveying services.
Casual Dining Group
We have provided building surveying services to The Casual Dining Group on a number of restaurant brands owned by the group. These have included Café Rouge, Bella Italia, Las Iguanas and Belgo.
With the advent of business parks and large scale out-of-town and city regeneration projects, ‘mixed-use’ has come to describe developments of quality and prestige.
House builders now find value within the commercial elements of their housing developments.
Our roadside/mixed use development team has been at the forefront of this change for more than 20 years, drawing on its experience and unique specialist skills in the commercial sector working together with our clients and other professionals to help deliver value-added and market-driven, commercially viable development schemes.
Inevitably, as we have specialised in individual areas of roadside development it is not surprising that we have been involved in many schemes where a range of separate but associated uses come together in a homogenous development and we have become very good at unlocking a site’s development potential.
This has included car showrooms, multi-operator drive thru food and coffee offers, family pubs and restaurants, petrol filling stations, hotels and trade counter retail as well as B1 Office developments.
Motorway and Trunk Road Service Areas
Between 2005 to 2009, working with Palmer capital / Azure LLP through Alphega we designed the redevelopment of 127 existing Texaco PFS installations to provide Somerfield convenience stores with forecourt facilities for Palmer Capital Partners working with their partnered Development Companies. All projects were shop focused but each site required differing works carried out to the refuelling infrastructure and all became Cooperative sites with the acquisition of the Somerfield Group of Companies.
For motorway service projects Jo’s first site was in 1992 where he developed the MSA refuelling facilities at M5 Strensham (North). At that time this was the largest petrol filling station in the country. In 1998, through nash and Partners Jo was involved in the developments on the M1, M3, A1(M), A14, M20, M5 and M65 for Extra. More recently the team were involved in the design and management of their TRSA developments in Leicester (A6/A46) and Derby (A38/A50) which both opened in the summer of 2008. These developments have included the construction of amenity buildings, petrol filing stations with both carwash and HGV facilities as well as hotels of varying capacity.
We were involved in the development of the petrol filling stations elements of new MSA development at Beaconsfield (M40/J2), and at Cobham (M25) which opened in 2012.
Jo has worked in the Retail Petroleum industry since the 1980’s and working predominantly for Shell Oil, BP and Texaco as well as many privateer forecourt operators.
In 2003, Jo formed Alphega to assist Texaco in out-sourcing it’s project management and site design works. Texaco were able to reduce the size of its in-house engineering department, therefore saving both overhead and consultancy costs after entering into a framework agreement with Alphega to take over this engineering and consultancy role.
Initially with Alphega and more recently with Wyeth Project Services Jo has worked with MRH (GB) Limited on a variety of petrol filling station sites throughout the UK with work varying from minor re-grades to full site redevelopments.
We are currently engaged by George Hammond PLC and have been involved with their recent redevelopment of Thanet Way Services and PFS sites at Deal, Tonbridge and Dover.
Offices, Commercial & Industrial
At Funnell Design we have a good record of designing well-planned and comfortable offices within the confines of the client’s budget. This includes the provision of parking facilities for staff and visitors.
We understand the importance of maximising the space to provide the best possible working environment, with the need to provide a cost effective building, all within the constraints of the relevant legislation.
Funnell Design Partnership have extensive experience in the development and refurbishment of industrial units. Our design team keeps abreast of the latest advances in industrial materials and incorporates these into attractive designs that provide our clients with modern industrial units.
